Plant Prefab New Detached ADU: The San Diego Owner’s Guide

We stock and install Plant Prefab-compatible hardware, fasteners, and connection components for new detached ADUs across San Diego, with most replacement parts running between $185 and $1,400 installed depending on the component. Most owners discover a failed part the same way: a door that suddenly won’t latch square, a wall panel seam that opens slightly after a Santa Ana wind event, or a plumbing fitting that weeps at the connection point a year or two after set. Ben Ortega and our crew keep the most common Plant Prefab-spec parts on hand, which means we can usually diagnose and swap a bad component in a single visit without you waiting on a factory shipment. Call us at (858) 988-6447 and we’ll walk through what you’re seeing.

Which Plant Prefab Models This Applies To

ADU plans, samples and a small model on a desk

Plant Prefab builds detached ADUs on several platform lines, and the parts that matter most for San Diego owners are the connection and fastening systems, panel seam gaskets, door and window flashing assemblies, and the plumbing manifolds specified for each model series. The good news is that Plant Prefab uses standardized rough openings and hardware specs across most of their one and two-bedroom ADU models, so if you’re in a 400-square-foot studio or a larger 1,200-square-foot two-bedroom, the door hardware and window flashing profiles are often the same. The gotcha we see regularly: some later Plant Prefab builds use thermally broken aluminum window frames with a wider flange profile than the earlier wood-framed units. If you order a replacement flashing kit by model year only, you can end up with the wrong depth. We ask owners to send us a photo of the interior label under the window sash or the door hinge plate before we order anything. That 30-second photo saves a wrong-part trip every time.

On the OEM-versus-aftermarket question: for structural connectors and seismically rated hold-downs, we use OEM or Plant Prefab-approved equivalents, period. San Diego is earthquake country, and the connection hardware is what keeps your ADU on its foundation when the ground moves. For cosmetic or wear items like door sweeps, weather stripping, and cabinet hardware, we stock quality aftermarket options that meet or exceed the original spec and often cost 20 to 40 percent less than factory pricing. We’ll tell you which is which before you spend a dollar.

Signs Your Plant Prefab New Detached ADU Is Failing

  • Door won’t latch or drags at the strike plate. Factory-built modules settle after set, especially on San Diego hillside lots where the soil shifts between wet winters and dry summers. The fix is usually a hinge adjustment and, if needed, a re-shim of the door frame.
  • Visible seam or gap at a wall panel joint. This is typically the gasket compressing or drying out, not a structural problem. Left alone, however, the gap lets moisture in during coastal overcast months, and that leads to bigger repairs.
  • Water staining around a window corner. The flashing tape or gasket at the head of the window has degraded. On the coast, salt air accelerates this by a couple of years compared to inland San Diego neighborhoods like Rancho Bernardo or Scripps Ranch.
  • Weeping plumbing connection at a manifold or shutoff. The brass inserts in some prefab plumbing manifolds loosen through repeated thermal expansion, especially on north-facing walls that heat and cool fast. A small drip now is a wall repair later if it’s ignored.
  • Scraping or binding at interior passage doors. Racking from wind or minor seismic movement throws off the door alignment. In most Plant Prefab units, this is a 45-minute fix with new hinge screws and a deeper anchor.

Replacement Cost & What’s Included

Our installed pricing for Plant Prefab-compatible parts in San Diego runs from about $185 for a door hinge and alignment correction up to $1,400 for a full window flashing and seal replacement on a large thermally broken unit. Mid-range items like door sweeps, weather stripping, cabinet hardware, and manifold fittings typically land between $250 and $600 installed. What drives the cost is access more than the part itself: a panel seam that requires removing trim and re-finishing costs more than a door strike plate we can correct in 20 minutes. Every quote is written, line-itemed, and sent before any work starts. If the fix is covered by the original Plant Prefab warranty and we can document it, we’ll help you file the claim. Our labor on parts we install carries a one-year workmanship warranty, and every job falls under our 365-Day Done Right Promise: if it’s not done right, we make it right.

Part Type Typical Installed Range Notes
Door hinge replacement & alignment $185 – $340 Most common call; single visit
Door sweeps & weather stripping $220 – $400 Per door, OEM or aftermarket
Window flashing & seal replacement $600 – $1,400 Depends on window size and access
Plumbing manifold fitting repair $300 – $700 Includes wall access and drywall patch
Panel seam gasket replacement $450 – $950 Includes interior trim removal and refinishing

DIY or Call Us?

Some of this work is safe to check yourself. If a door is dragging, you can inspect the hinge screws and see whether they’re pulling out of the jamb. If a window corner shows staining, you can look for cracked caulk on the exterior and send us a photo. What we don’t recommend: opening a wall panel to chase a plumbing leak or removing a window frame to replace flashing. The panel seams in a prefab ADU carry structural load, and cutting into one without knowing where the shear panel connections sit can compromise the unit’s seismic performance. Plumbing work inside a closed wall that you can’t see has a way of turning a $400 manifold fix into a $4,000 water damage repair. If you’ve got electrical involved, stop there entirely and call us at (858) 988-6447. We’ll come out, look at the whole unit, and give you a written price before we touch anything.
