Mighty Buildings Site Prep & Utilities: The San Diego Owner’s Guide
If your Mighty Buildings ADU is being delivered to a San Diego lot, the site prep and utilities work typically runs between $18,000 and $45,000 installed, depending on slope, soil, and how far the utility trench has to travel. We stock the common components on our trucks and can usually have a crew on your lot within a week of your written estimate. Most owners discover a problem not from a single dramatic failure, but from a series of small frustrations: a trench that keeps flooding, a sewer stub offset by a few inches, or a foundation pad that was never compacted to the spec Mighty Buildings requires before panel delivery. By the time we get the call, someone has usually been told four different things by four different people, and none of them came with a number attached.
Which Mighty Buildings Models This Applies To
This applies to every Mighty Buildings model currently being placed on San Diego lots, from the studios on up through the larger multi-module configurations. Mighty Buildings wall and roof sections are factory-built to tight tolerances, which means the site work underneath them has to be held tighter than a conventional stick-frame foundation. The concrete pad needs to be flat within an eighth of an inch across the entire footprint, and the utility stubs have to land within a quarter inch of the line drawings supplied with your specific unit. We keep those factory drawings on file for every model we work on, and we measure twice before any concrete goes down. When a homeowner hands us a generic set of plans from a previous project, that is where we pause and get Mighty Buildings on the line, because a foundation from a different ADU brand, even one built well, will put your panel seams under stress Mighty Buildings never intended. Seedling ADU San Diego is an independent service provider, not affiliated with Mighty Buildings, but we have been through enough of these installs to know what the factory expects and what the city of San Diego inspects for.
Signs Your Mighty Buildings Site Prep & Utilities Is Failing
- Water pooling around the foundation edge or under the module. San Diego’s dry months hide poor drainage, but the first winter rain exposes it. This is almost always a grading or compaction issue that was skipped to save time during the original prep.
- Sewer line backing up in the first six months. We see this when the sewer stub was placed at the wrong slope or the trench was backfilled with rock that settles and kinks the pipe. The fix is a partial re-trench, not a drain cleaner.
- Electrical panel tripping when the heat pump cycles on. Mighty Buildings units are tighter than a conventional home, so the HVAC load is different. An undersized panel or a too-long run between the main panel and the ADU sub-panel is the usual cause.
- Cracks running in a straight line across the pad. Hairline cracks are normal in concrete. A crack you can see from the kitchen window that runs edge to edge means the subgrade was not compacted properly and the pad is moving under the module.
- Doors inside the Mighty Buildings unit that stick or rub after a few months. This is a settlement signal. The module is shifting because the pad was not leveled to factory tolerance, and the wall panels are now carrying a load they were not designed for.
Replacement Cost & What’s Included
In San Diego, a full site prep and utilities package for a Mighty Buildings ADU replacement or correction runs from $18,000 for a simpler flat-lot re-trench and pad repair to $45,000 for a full pad demolition, re-compaction, and utility re-stub on a sloped lot in a neighborhood like Kensington or Mission Hills. The specific number depends on three things: how much of the existing pad has to come out, how far your sewer and water lines have to reach the city connection, and whether SDG&E requires a new trench for the electrical service. Every line item on our quote is written before any work starts, including the dump fees, the re-inspection, and the clean-up photo at the end of each day. Know the number before the shovel moves. Our 365-Day Done Right Promise covers the work, in writing, and so does the care we bring to your yard: shoe covers and drop cloths inside the house, pet-safe products where there is a choice, and a clean-up photo before the crew leaves every day.
DIY or Call Us?
Trenching, concrete compaction, and utility stubbing are not projects we would hand to a weekend warrior. A sewer line that is off by half a degree will back up into a brand new Mighty Buildings unit, and a trench collapse in San Diego’s sandy coastal soil can put someone in a hospital faster than you can climb out of it. What you can do safely is mark exactly where you think the original utility runs are using the line drawings from your Mighty Buildings delivery package, and photograph any pooling or cracks before a rain. What we would not do is run a mini excavator near a live gas line or pour a repair pad without a compaction test. There is a reason the city of San Diego requires a permit pulled and an inspection passed on every one of these corrections. If you are seeing any of the signs above, call us at (858) 988-6447. We will walk you through what likely caused it and get you a written number before you commit to anything.
FAQs

A properly compacted pad with correct drainage and correctly sloped utilities should last 30 years or more in San Diego’s climate, where the main risks are seasonal saturation and soil movement, not freeze-thaw cycles. What shortens that lifespan is skipped compaction or utility backfill that was done with whatever dirt was convenient rather than the spec Mighty Buildings calls for. Call (858) 988-6447 and we will tell you what your pad is actually resting on and how much life is left in it.
If the issue is limited to one utility line or one corner of the pad, we can often do a targeted repair and re-inspection without touching the rest of your lot. If the pad has settled or the drainage was graded backward from the start, a full re-prep is usually the honest answer, and we will show you the compaction and level readings that explain why. Estimates are free.
Most corrections take two to three weeks on site in San Diego, including the city inspection and the re-stub of all utilities. Weather delays are rare here except during heavy winter rain, and we will give you a written timeline before the first tool comes out of the truck.
We stock the common utility stubs, compaction materials, and drainage components that Mighty Buildings units require, plus the same-site brands we work with on other projects, including Abodu, Cover, and Dvele. If your unit needs a factory-specific component from Mighty Buildings, we order it directly and show you the cost on the written estimate before it ships.
If your Mighty Buildings ADU is sitting on a pad that is not holding up, or the utilities never worked right from the start, call us at (858) 988-6447. We will send Ben Ortega or one of our background-checked, uniformed technicians to look at what is going on, and you will have a written price before any work begins. The photo of the clean-up gets sent to you before the crew leaves, every day, because that is the standard we hold ourselves to, not a favor we do when we remember.
