Mighty Buildings Junior ADU Conversion: The San Diego Owner’s Guide
We stock and install Mighty Buildings-compatible junior ADU conversion components throughout San Diego, with most replacements priced between $1,450 and $3,800 installed depending on what the crew finds when we open the wall. We typically complete the swap the same day we start, and we carry the most common Mighty Buildings-spec parts on the truck so you’re not waiting on a warehouse shipment. Most owners discover the problem when they notice a soft spot near the utility chase or hear intermittent water running behind the conversion wall and can’t find a leak inside the main house.
What follows is everything we’ve learned from working on Mighty Buildings panels across San Diego, from the neighborhoods near Balboa Park out to newer lots in Otay Ranch. If you own a Mighty Buildings junior ADU and the conversion kit is acting up, this page will tell you what’s wrong, what it costs to fix, and what we’ll do when we arrive. One thing to know up front: Seedling ADU San Diego is an independent service provider. We are not affiliated with Mighty Buildings, though our crew has opened enough of these panels to know exactly what’s behind them.
Which Mighty Buildings Models This Applies To

Mighty Buildings builds its junior ADU shells around a proprietary 3D-printed light stone composite panel system. The junior ADU conversion kit is the interior framing, plumbing manifold, and electrical sub-panel package that finishes a studio shell into a livable unit. In San Diego, we see this most often on the Mighty Mod 350 and Mighty Duo 700 series, though the kit hardware also appears in a handful of custom one-off shells the company ran as pilots in 2021 and 2022.
The part to check first is the label inside the utility access panel, typically a silver sticker on the inside of the door. It will list either “Mighty Kit – Jr. Series A” or “Mighty Kit – Jr. Series B.” Series A uses PEX-B plumbing lines with crimp rings and a 100-amp sub-panel. Series B switched to PEX-A expansion fittings and a 125-amp sub-panel, which actually makes later repairs easier because PEX-A doesn’t leave crimp rings to corrode. If your sticker is missing or painted over, measure the sub-panel height: Series A panels are 28 inches, Series B are 34. We’ll help you confirm which kit you have before ordering anything.
One compatibility gotcha worth knowing: a few San Diego owners bought the junior ADU shell, then had a local handyman finish it with off-the-shelf big-box materials instead of the Mighty Buildings completion kit. If that’s your situation, we can still help, but we’ll need to source parts to your specific configuration rather than the factory kit. It’s a slower estimate process, and the price can go up, because we’re building a custom bill of materials instead of pulling a known kit.
For OEM versus aftermarket, we default to OEM Mighty Buildings replacement parts whenever they’re available, because the panel cutouts and mounting bosses are sized for the original hardware. Aftermarket parts fit, but the labor to shim and re-align eats into the parts savings. That said, we do use aftermarket PEX-A fittings from Uponor and Viega on Series B kits, because they’re the same brand Mighty Buildings used in the first place.
Signs Your Mighty Buildings Junior ADU Conversion Is Failing
These are the five most common things we find on San Diego job sites. Any one of them is a reason to call, and if you see two, don’t wait through the weekend.
- Soft, swelling, or discolored drywall near the floor, especially around the water heater closet. This almost always means a slow drip at a crimp ring or a failed expansion fitting behind the wall. The panel wicks moisture upward, and you’ll smell it before you see it. In San Diego’s dry air the subfloor can hide the damage for months, but the underside of the panel rots the whole time.
- Water pressure that drops when more than one fixture runs. Mighty Buildings junior ADU conversion kits use a single 3/4-inch supply line split through a small manifold. If the manifold was installed on a Series A kit without a pressure-balancing check valve, your shower will go cold every time the toilet refills. The fix is a small part, but it lives in a tight cavity that requires opening the utility wall.
- Electrical sub-panel humming or warm to the touch. This one is urgent. Series A sub-panels in early San Diego installs occasionally shipped with loose neutral bars, which arc under load. If you hear a hum or feel heat, turn the unit sub-breaker off at the main panel and call us. Do not open the sub-panel door and attempt to tighten anything. This is the one failure on this list that can start a fire, and it deserves to be treated with that respect.
- AC or mini-split tripping the breaker on warm days. Southern California’s heat exposure, particularly on west-facing lots in Clairemont or Mira Mesa, puts long hours on the conversion kit’s compressor circuit. If the breaker trips when the unit has run hard for hours, the compressor start capacitor is usually failing. It’s a low-cost part, but the first time it happens it’s often mistaken for a panel problem and ignored.
- Intermittent or flickering lighting in the junior unit only. This is often a loose shared neutral at the conversion kit’s junction. That’s not a quirk to live with, because the same loose connection is generating heat inside the wall.
Replacement Cost & What’s Included

In San Diego, most Mighty Buildings junior ADU conversion component replacements land between $1,450 and $3,800 installed, assuming we’re replacing a manifold, a sub-panel component, a section of failed line, or a complete utility chase rebuild. The low end covers a focused repair, like a new expansion fitting behind an accessible panel. The high end is a full Series A to Series B manifold and sub-panel conversion, which some owners choose because it eliminates the recurring Series A corrosion point for good.
Line-item pricing is how we work, and you’ll see every part number, labor hour, and permit line before the crew arrives. No one opens a wall in your San Diego home and discovers a surprise change order halfway through. If the work requires a city inspector, we pull the permit and coordinate the inspection. Every conversion part we install is covered by our 365-Day Done Right Promise in writing. If it’s not right, we make it right.

DIY or Call Us?
There are two things an owner can safely check before calling. First, find the utility access panel and read the model sticker I described above. That tells us which series you have without rolling a truck. Second, look at the sub-panel from a few feet away, without opening it, and note whether the breakers look scorched, labeled wrong, or loose. That’s genuinely useful information for a free estimate call.
What I don’t recommend is opening the sub-panel, re-torquing anything inside it, cutting open the drywall to inspect for a leak, or touching any plumbing fitting behind a completed wall. Mighty Building panels are structural, not just drywall. Cutting blind can hit the composite core, and cutting near any chase means you might also hit a live line. The electrical side has all the risks any high-voltage panel does. None of this is worth saving a service call, and a mistake behind the wall is usually more expensive than the original repair.
We’d rather you call and hear “that’s normal, you don’t need to do anything” than spend a weekend chasing a problem with the wrong tools. The phone call costs nothing. Reach us at (858) 988-6447.
FAQs

In our experience across San Diego, the Series A kits start showing their age around 7 to 9 years, mostly at the crimp ring connections and the neutral bar. Series B kits are still too young to have a reliable lifespan figure, but the PEX-A expansion system and heavier sub-panel give us reason to think they’ll go further. Coastal exposure accelerates the panel fittings, not the plumbing, because the salt air works on every exposed metal contact.
Sometimes it can, especially if it’s a single failed PEX fitting or a loose terminal. If you’ve been living with reduced pressure or a dimming light for months, the damage has usually spread beyond a simple repair. We’ll tell you honestly which side of that line you’re on, and our written estimate will show a repair option if one exists. Call (858) 988-6447 for an honest read of your situation.
A focused replacement, like a manifold swap or sub-panel internal repair, usually takes one day with two technicians. A full utility chase rebuild takes two to three days, and we’ll schedule the city inspection for the day after we finish. We keep the junior ADU’s water and power off only during the actual swap, not the whole job.
We stock the most common Series A and Series B components on the truck, including PEX fittings, manifold kits, sub-panel internals, and the start capacitors that fail on hard-run compressor circuits. If your unit needs something less common, we order directly from Mighty Buildings or their supply partners, and we’ll give you a real arrival date. Estimates are free, and the number is (858) 988-6447.
Schedule Your Free Estimate
If your Mighty Buildings junior ADU conversion is showing any of the symptoms above, or if you just want a professional pair of eyes on it before the heat of summer puts a hard load on the system, call us at (858) 988-6447. We’ll ask about the model sticker, the symptoms, and your schedule, then get you a written price before anything out in the truck. Know the number before the shovel moves. That goes for a conversion repair as much as an ADU build.
