James Hardie Garage Conversion ADU: The San Diego Owner’s Guide

If your James Hardie garage conversion ADU part has failed, we stock and install compatible replacements across San Diego, with most swaps done same day and installed prices typically running $180 to $640 depending on the component. Homeowners usually find us after noticing water staining at a corner, a soft spot in siding near the slab, or paint that won’t stop peeling in one specific area no matter how many times they recoat it. The good news is that most James Hardie failures on San Diego garage conversions are isolated to one or two components, not the whole assembly. Call us at (858) 988-6447 and we’ll match the exact part to your model and get it priced before the first tool comes off the truck.

Which James Hardie Models This Applies To

A bedroom and desk inside a converted garage

James Hardie manufactures the fiber cement siding, trim, and backer board used on most garage conversions in San Diego, and the part you need depends on which product line was installed. HardiePlank lap siding runs 5/16 inch thick in 12 foot lengths, while HardiePanel vertical siding comes in 4×8, 4×9, and 4×10 sheets at the same thickness. HardieTrim boards are 3/4 inch thick and come in 7/16 inch or 1 inch widths, and HardieSoffit is a thinner 1/4 inch panel meant for eaves. The most common compatibility gotcha we see in San Diego is someone buying a replacement panel for a 4×9 opening and discovering the original is a 4×10, then trimming it poorly and voiding the product warranty. As an independent provider, Seedling ADU San Diego is not affiliated with James Hardie, but we install these products daily and know their spec ranges cold.

OEM versus aftermarket: for structural exterior components, we always recommend genuine James Hardie product. The fiber cement formulation, edge profile, and color-match on primed pieces are hard to replicate, and a slightly off aftermarket panel will telegraph at the seam on a San Diego afternoon when the light hits it flat. For interior gypsum backer or corner flashing, a quality aftermarket equivalent from a reputable supplier can be fine, and we’ll tell you honestly which is which and what it costs each way.

Signs Your James Hardie Garage Conversion ADU Is Failing

  • Paint bubbling at the bottom edge of siding within 6 inches of grade. Moisture wicking up through the slab edge or irrigation overspray saturating the fiber cement. This is the most common failure in San Diego’s coastal zones. Fix the water source before replacing the board or you’ll be replacing it again in two years.
  • Soft or swollen area around an exterior outlet or hose bib. A failed seal or missing flashing is letting water run behind the siding and sit against the sheathing. The James Hardie board itself may still be sound, but the substrate is going soft behind it.
  • Cracks radiating from a corner of a HardiePanel sheet. Usually caused by overdriven fasteners or a panel butted too tight to the corner trim with no expansion gap. Fiber cement doesn’t expand much, but in direct San Diego sun it moves enough to crack when it’s pinned hard.
  • White chalky residue bleeding through paint on trim boards. Efflorescence from repeated wet-dry cycling, common on east-facing walls near lawn sprinklers. The board hasn’t failed structurally, but it’s telling you water is getting behind the paint film.
  • Gapping or separation at horizontal trim joints. The trim was cut and installed wet or in cold weather, then shrank after a hot San Diego summer. You’ll see open joints in fascia and window trim first. Replacing with properly dried, correctly spaced stock fixes it permanently.

Replacement Cost & What’s Included

In San Diego, expect to pay $180 to $340 for a single HardiePlank board or trim piece replaced including labor, paint-ready. A full HardiePanel sheet swap runs $260 to $480. If water has gotten behind and we’re replacing sheathing plus flashing in a garage conversion corner, that climbs to $500 to $640 for the full repair. The range depends on access (second-story eave work costs more), how much rot remediation is behind the failed part, and whether lead paint abatement is required on older San Diego homes.

Every price includes the part, the labor, the flashing and sealant, haul-off of the old material, and a written line-item estimate before we start. No change orders appear later unless we find something you approved in advance. The work is covered by our 365-Day Done Right Promise: if it is not done right, we make it right, in writing.

DIY or Call Us?

You can safely identify which part failed by checking the label stamps on the back of a loose board or the printed code on the face of HardiePanel before it’s painted. You can also measure the thickness and length to narrow down the product line. What you shouldn’t do is attempt fiber cement removal with a standard circular saw blade or pry against a board that has live electrical running behind it. James Hardie fiber cement contains silica; cutting it dry with the wrong blade creates dust you don’t want your family or pets breathing. If you’re comfortable with a proper cement board shear or a diamond blade with dust collection, a single board swap is doable on a ground-level wall. Above 8 feet, or anywhere the failure involves flashing, we’d rather do it for you. Call (858) 988-6447 and we’ll give you a straight answer about whether it’s worth your weekend.
