Cover Junior ADU Conversion: The San Diego Owner’s Guide
If your Cover junior ADU conversion part has failed or is starting to fail, we stock the replacement components here in San Diego and can typically install them within a few business days. Installed pricing for most Cover junior ADU conversion parts runs $350 to $1,900 depending on the component, with labor included in the written quote we hand you before any work begins. Most owners discover a problem through a door that drags, a hinge that groans, or a seal that no longer closes tight against our coastal air.
We are an independent San Diego service provider that works on Cover units regularly. We’re not affiliated with Cover, but we know how their components age in this climate and we keep the common failure parts on hand. Call (858) 988-6447 and we’ll walk you through what we think you need before anyone schedules a visit.
Which Cover Models This Applies To

Cover’s junior ADU product line has shifted over the years, and the conversion hardware isn’t universal across every unit they’ve shipped. The most common versions we service in San Diego are the Cover S series and the later CS models, which use different hinge spacing and slightly different door float tolerances than the early-gen units. The practical upshot: a part ordered without checking your unit’s build label may arrive a quarter-inch off, and that’s enough to cause binding or air leaks.
You’ll find the build label on the interior face of the conversion frame, usually near the lower hinge. It lists a three-digit series code followed by a manufacture date. Take a photo of that label before calling anyone, including us. It saves a wasted trip.
On OEM versus aftermarket: Cover’s original hardware is good, but we’ve seen their early seal material dry out faster in San Diego’s salt air than the current production spec. There are quality aftermarket replacements for seals and rollers that we’ve installed for years without callbacks. For structural parts like hinge plates and locking tracks, we recommend staying with OEM or a machined equivalent. The tolerance stack is too tight to gamble on budget castings.
Signs Your Cover Junior ADU Conversion Is Failing
- Door drags or scrapes when opening. This usually means a roller has worn flat or the track has picked up grit from the yard. Left alone, the roller will eat the track and a $60 fix becomes a $400 one.
- Soft rattle during windy afternoons. San Diego’s afternoon offshore breeze finds loose latch keepers fast. The rattle is the keeper shifting against the strike plate, and it’s usually a five minute fix with the right shim.
- Condensation or dust inside the unit. The conversion seal along the floor line has flattened. Our dry air plus UV breaks down the original foam seal in about four to six years, and once it’s compressed it never rebounds.
- Door no longer stays in the open position. The counterbalance latch inside the upper track has either loosened or snapped its spring. This one frustrates owners because it looks fine until a kid or dog bumps the door and it swings shut.
- Grinding sound from the hinge side. Hinges on Cover conversions are load-bearing in a way standard door hinges aren’t, and when the factory bushing wears thin you get metal-on-metal. We replace the whole hinge assembly rather than greasing it, because grease just masks the wear for a few months.
Replacement Cost & What’s Included

We price every Cover junior ADU conversion repair with a written line-item quote handed to you before we touch anything. No discovery fees, no surprise change orders. The range you’re most likely to see:
- Seal and weatherstripping replacement: $350 to $650 installed, depending on run length.
- Hinge assembly replacement (single side): $450 to $800 installed, including matching fastener hardware.
- Roller and track service (both sides): $500 to $950 installed when the track is salvageable; more if the track must be sectioned out.
- Full conversion hardware rebuild (seals, hinges, rollers, latch, keeper): $1,400 to $1,900 installed, the route we recommend if two or more components have failed together.
Every job above includes the part, labor, a clean-up pass, and the 365-Day Done Right Promise in writing. If something isn’t right within a year of the repair, we make it right without invoicing you again. Ben Ortega reviews every quote personally before it reaches you, because he’d rather spend ten minutes on a number now than have you surprised later. Know the number before the shovel moves.
DIY or Call Us?
You can safely inspect a few things yourself: check whether the door clears the frame evenly on both sides, look for flattened or cracked seal material along the floor line, and listen for where a sound is coming from. Those observations help us bring the right parts on the first trip.
What we don’t recommend is removing the hinge assemblies yourself. The conversion panel is heavier than it looks, and when the last hinge screw comes out the panel wants to drop and twist at the same time. We’ve repaired doors where a well-intentioned owner ended up with bent hinge plates and a scratched frame, which doubled the bill. The counterbalance latch is also under tension, and if it lets go mid-fiddle, the door comes down fast. If any of the symptoms above sound familiar, call us at (858) 988-6447. We’ll talk it through and give you a straight answer about whether it’s a quick service or a full hardware swap.
FAQs

In San Diego’s climate, expect the factory seals to last four to six years before they flatten, and the factory rollers to last five to eight years before they wear out of round. Hinge bushings typically make it seven to ten years. Coastal homes near Point Loma or Pacific Beach tend to see the lower end of those ranges because of salt air. Call (858) 988-6447 if you’re not sure where your unit falls.
Seals cannot be repaired; once they’re compressed, the material memory is gone. Rollers can sometimes be re-packed, but we’ve found it’s not worth the labor, and most owners prefer a new roller set to a fifty-fifty fix. Hinge assemblies can occasionally be rebuilt with a bushing kit if the plate itself isn’t bent, which saves about 40% versus full replacement. We’ll tell you honestly which route makes sense when we see it, and the written quote always shows both options when both are viable.
Most single-component replacements are done in two to three hours on site. A full hardware rebuild takes a day, sometimes spilling into a second morning if the track needs sectioning and re-anchoring. We schedule the work around your family’s routine, and we keep everything contained with drop cloths and shoe covers throughout.
We do. Seals, rollers, hinge assembly kits, and latch hardware for the S and CS series are kept on hand at our San Diego shop. If your unit has an oddball build date or an early prototype feature, we’ll know within a day whether we need to order a specific part from Cover’s supply chain or fabricate a matching equivalent. Call (858) 988-6447 and send us a photo of your build label; we’ll tell you what we’d bring out and what it will cost before you commit to anything.
Seedling ADU San Diego also works with Abodu and Dvele systems, so if you’ve mixed brands on your lot, we can handle that conversation without a second company visit.
